Best Place to Live in Utah: Daybreak Ranks #1

Daybreak, located in South Jordan, UT, remains the best place to live in Utah based upon new home sales and is consistently ranked as one of the top-selling communities in the United States according to two separate reports released in January 2019.

RCLCO: Top-selling Master Planned Communities

Every year since 1994, real estate advisory firm RCLCO has conducted a national survey identifying the top-selling master planned communities in the United States. Daybreak has ranked in the Top 20 communities in the survey a total of 9 times since the development was established in 2004. The 2018 edition of the survey was released earlier in January, and Daybreak ranked #12.  Daybreak represents the only recognized community in Utah mentioned in the survey.

Another leading research firm, John Burns Real Estate Consulting, released a similar annual report of top selling master planned communities in which Daybreak was also ranked in the Top 15 communities.

Daybreak Growth

During 2018 Daybreak maintained a steady pace, selling 575 new homes, up approximately 23% compared to 2017. Daybreak currently encompasses 5,000+ households, 17,000+ residents and is home to more than 1,200 jobs. This year Daybreak will continue to focus on expansion in the Upper Villages with new model homes opening and forthcoming amenity announcements. Additionally, “Downtown Daybreak”—the 400-acre town center area adjacent to the Mountain View Corridor and the TRAX light rail line—is also beginning to flourish with a variety of new urban style housing options as well as new amenities planned to be developed in the very near future. Commercial development is also a focus in 2019 with the groundbreaking of a 17,000 Sq. Ft. Harmons Market and a Salt Lake County Library.

Daybreak will include up to 20,000 homes when it reaches full build-out.

By comparison, the Salt Lake City housing market is half the size of Denver’s and one-third the size of Houston or Dallas, so it’s notable that a community like Daybreak is able to achieve sales volumes that are comparable to other master plans in these much larger population centers that have a much larger population to draw from. Although it’s one large community, Daybreak includes 8 smaller neighborhoods or villages within it that each cater to different lifestyles and life stages. This has been integral to its success as the community has matured.

2019 will be the 15th anniversary since the community first entered the Utah Real Estate scene with a radical (yet familiar) concept on community. Its outdoor-oriented, lake lifestyle with integrated retail and walkability throughout meets the demands of buyers across a wide spectrum of needs including many buyers relocating to Utah who are familiar with master planned communities in other cities where they have lived. Homes range from energy-efficient 3-story townhomes priced from the $240’s to exceptional single-family homes on The Island selling for more than 1 million.
